Fire doors are essential for building safety. These doors are engineered to withstand flames for a minimum of up to 30 minutes. They are a legal requirement for flats who shared communal areas. i.e. communal lobbies, stairwells and alike.

In an emergency, these doors help to contain fire and toxic smoke, which protects escape routes and corridors. This critical feature provides occupants with valuable time to evacuate safely.

With the Fire Safety (England) Regulations 2022 now in effect, all multi-occupied residential buildings in England over 11 metres high must comply. 

Responsible Persons are required to with best endeavours to:

  • Conduct quarterly checks of all fire doors (including self-closing devices) in communal areas.
  • Carry out annual inspections of all flat  entrance doors leading to shared areas.
